Private & Householder

Whether you are a landowner or are interested in securing enhanced value from your property, we can help.

We are more than happy to carry out appraisals, review your development needs and advise on what can and cannot be achieved.

We are very experienced in securing a variety of schemes in the rural environment including the lifting of agricultural ties, conversions of buildings by utilising the new permitted development rights, conversions of redundant farm buildings, diversification, equestrian use, leisure usages and other proposals in the countryside.

Householder applications often relate to the extension of a residential property or on land surrounding it, including the provision of garages or driveways. We can also assist individuals to secure replacement dwellings where appropriate.

Certificate of Lawful Use or Development (CLEUD) or Certificate of Lawfulness for Proposed Use or Development (CLOPUD) is used to regularise the lawful use or development and to establish whether a proposed use or development is lawful.

The recent legislation commonly referred to as ‘Permitted Development Rights’ allows for the conversion of agricultural buildings to residential, retail, business, and many other uses subject to certain criteria.

Within our planning function we undertake the following types of work;

  • Planning appraisals

  • Planning and allied applications

  • Appeals including expert witness services

  • Conservation and listed building proposals

  • Development Plans and representations

  • Assisting in regularisation of breaches of planning control

  • Lawful Use and Development Certificates

  • Project planning management
