Strategic Land - Large Residential Development
KLW works with a wide range of house builders and land promoters in the promotion of strategic land through a combination of local plan work, community engagement through workshops and / or public exhibitions and, ultimately, in the preparation and submission of large-scale planning applications for mixed use and residential development.
To support the promotion of strategic sites KLW is experienced in developing medium and long-term planning and delivery strategies by managing large teams of specialist consultants in the preparation of masterplans, design briefs and sustainability matrices. Thereby realising the full development potential and value of land. Often this involves our working closely and positively with Government Departments and County, District and Parish Councils. This can be challenging, but highly rewarding if managed correctly.

Residential Development
Our team of planners at KLW have a wealth of experience in developing planning strategies and assembling teams of professionals in a wide range of disciplines to support the preparation and submission of planning applications for residential development.
Projects range in size from small, sensitive infill schemes for several houses through to larger scale regeneration projects and urban extensions. Regardless of the scale and nature of the project our planners work closely with our clients, consultant teams and local councils to ensure that all projects are delivered efficiently and promptly.

Commercial and Leisure
We represent a large number of diverse commercial interests. Projects range from the promotion of, and securing permission for an 112 acre Research and Development Park in Cambridgeshire, the development of an industrial area in Gravesend and numerous smaller scale commercial developments relating to redundant rural buildings. We regularly advise clients on the allocation and development of sites within urban and rural areas and have particular expertise in the development of rural employment sites. Recent schemes have included restaurant proposals, changes of use and clinics within central commercial areas.

Within the leisure industry we have been active in securing planning permission for the major redevelopment of the Lingfield Park Racecourse. This site was located in the Green Belt and redevelopment included a new Grandstand, hotel and support buildings. The company has advised on the redevelopment of Bewl Reservoir for tourist related development and the regionally acclaimed Lapland UK at Windsor

Community Engagement
Focus group discussions, public exhibitions and presentations to stakeholders are just some of the activities KLW can assist with.
A feature of modern planning is the need to engage effectively with local communities. Traditionally this has been in the form of an exhibition, but more recently open forums and workshops are being promoted by local authorities. Neighbourhood planning is a particular growth area and this involves a significant amount of community engagement.
Here at KLW we have acted for Town and Parish Councils in preparing their plans but also private clients who have promoted land through the Neighbourhood Plan process. At all levels the ability to present to large groups is essential and this is something in which we are particularly adept.
KLW has acted for both landowners who are proposing sites for new development through this process and Parish and Town Councils embarking on the preparation of such documents. KLW is able to assist in the designation of Neighbourhood Plan areas, scoping of the sustainability appraisals and preparation of the policy documents themselves. We are experienced in preparing statements of community involvement, sustainability appraisals and basic condition statements, all of which are necessary for the neighbourhood planning process.
We have wide ranging experience in managing of the formal Examination of Local plans and acting as professional witness. The rules and regulations covering neighbourhood planning can be daunting for some but through the team working approach that KLW offer, the delivery of these documents is achievable.
